Who We Are

A community that
runs itself

Since the earliest days of 4 Winds Court, we have believed that the people who live here are best placed to run it. The Residents' Association is that belief in action.

Our association is elected annually by all homeowners and residents. It manages the estate's day-to-day operations — from maintenance scheduling and security oversight to community events and financial stewardship. Every decision is made in the interest of the community.

This is not a management company. It is your neighbours, volunteering their time because they believe this place is worth it — because it is home.

How We Work

Governance built on
four principles

Every decision we make is guided by these four commitments — to every resident, every family, every household in 4 Winds Court.

01

Transparency

All financial reports, meeting minutes and decisions are shared openly with residents. The association has nothing to hide — because trust is everything.

02

Accountability

Our committee members are elected and can be recalled by residents. We answer to the community — not to outside interests. The estate is yours, and we serve you.

03

Inclusivity

Every household has a voice. Our AGMs are open to all residents, and major decisions — such as changes to service charges or estate rules — require community approval.

04

Service

Our committee members volunteer because they genuinely care. This is not a job. It is neighbourly service — for a community they are proud to be part of.

Association Structure

How the association
is organised

The 4 Winds Court Residents' Association is governed by a constitution approved by all residents. It has a simple, effective structure designed for a human-scale community.

Chairperson

Leads the association, chairs all meetings and represents 4 Winds Court in external matters. Elected annually by all residents at the AGM.

Secretary

Manages all correspondence, meeting minutes, notices and official documents. Ensures every resident receives timely information about estate matters.

Treasurer

Oversees all financial accounts, service charge collection and expenditure. Presents full financial reports to residents at every AGM.

Committee Members (2)

Two elected members who assist with specific portfolios including security, maintenance, social events and resident welfare.

Annual General Meeting

Our AGM is the most important event in the estate calendar. Every resident is invited. Financial accounts are presented, committee elections are held and the estate plan for the coming year is agreed together.

Next AGM: 7 June 2025

"The association works because residents actually care. We are not managing tenants — we are neighbours looking after a shared home."

Living Together Well

Our community
rules & values

Our rules are not about control. They are about making 4 Winds Court a place where every family can live fully, safely and happily. They are agreed by residents, for residents.

Respect shared spaces

Our parks, gardens, roads and common areas belong to everyone. We maintain them as we would maintain our own homes — with care and pride.

Gate and security protocols

All visitors must be announced. Residents carry their access cards. The gate is our community's first line of protection — we all respect it.

Noise and quiet hours

After 10pm, we keep noise levels considerate of families and children. Early mornings are quiet too. This is a family neighbourhood.

Waste and cleanliness

Household waste is disposed of according to the estate schedule. Littering in shared areas is not acceptable. Our cleanliness is a collective pride.

Service charge obligations

Monthly service charges fund security, maintenance, lighting and water. Timely payment is a shared responsibility — it keeps 4 Winds running for everyone.

Neighbour respect

We treat each other with the warmth and dignity that this community is known for. Disputes are resolved through the association — never confrontation.

Security Culture

Safety is a shared commitment

Security at 4 Winds Court is not just the gate guard's job. It is every resident's responsibility. We have built a culture of collective vigilance because we understand that community safety works best when everyone participates.

🔒 Gated Perimeter

A fully enclosed perimeter wall with electric fence, ensuring the estate is secure at all times.

👮 24/7 Manned Gate

Security personnel on duty around the clock — every entry logged, every visitor announced.

📷 CCTV Coverage

Camera coverage at key points throughout the estate, monitored by the security team.

🤝 Neighbourhood Watch

Residents look out for each other. Anything suspicious is reported — because we care about each other's safety.

"Security is not what keeps us here. It is what allows us to live freely inside here."

— Security culture at 4 Winds Court

Collective Responsibility

Stronger because
we are together

4 Winds Court is not maintained by a faceless company. It is maintained by the people who live here. Every resident who pays their service charge, respects the rules, participates in the AGM and looks out for their neighbour is the association in action.

This is what collective responsibility means. It is not a burden — it is what transforms a development into a real community. And it is what makes 4 Winds different.
